The median price of the SFHs sold in the town of Essex in 2020 increased 17.6% to $705,000, finally beating the 2005 high of $697,500. Sales jumped sharply to a new record high.

Georgetown 2020 Housing Market Review
The median price of the SFHs sold in Georgetown in 2020 increased 12.1% to $510,000, finally beating the 2004 high of $465,000. Sales declined slightly but were in line with the 3-year average.

Gloucester 2020 Housing Market Review
The median price of the SFHs sold in Gloucester in 2020 increased 7.8% to $510,000, breaking $500,000 for the first time. Sales dropped to the lowest level since 2011.

The median price of the SFHs sold in Nahant in 2020 increased 19.9% to $745,000, breaking $700,000 for the first time. Sales increased but were in line with the 3-year average.

Newbury 2020 Housing Market Review
The median price of the SFHs sold in Newbury in 2020 increased 30.0% % to $715,000, breaking through not just the $600,000 barrier for the first time but also $700,000. Sales were close to last year’s record level.

Newburyport 2020 Housing Market Review
The median price of the SFHs sold in Newburyport in 2020 increased 50% % to $750,500, with a strong H2 more than compensating for the lower median price in H1. Sales were the second highest on record albeit well down from last year’s record level.

North Andover 2020 Housing Market Review
The median price of the SFHs sold in North Andover in 2020 increased 13.9% to $695,000, threatening $700,000 one year after passing $600,000 for the first time. Sales recovered from last year’s dip and were close to those of the prior several years.

Peabody 2020 Housing Market Review
The median price of the SFHs sold in Peabody in 2020 increased 15.4% to $525,000, breaking $500,000 for the first time. While down from 2017’s exceptional level, sales were in line with other recent years.

Rockport 2020 Housing Market Review
The median price of the SFHs sold in Rockport in 2020 increased 9.5% to $650,000, regaining the ground lost in 2019 and then some. Sales were in line with the levels in recent years

Rowley 2020 Housing Market Review
The median price of the SFHs sold in Rowley in 2020 increased 1.8% to $592,500. While the number of sales dropped sharply from 2019’s record level, they were in line with recent years other than 2019.

Salem 2020 Housing Market Review
The median price of the SFHs sold in Salem 2020 jumped 13.6% to $490,000. In H2, the SFH median price broke $500,000 for the first time. A 5.1% drop in sales in the first half (H1) was followed by a 9.2% increase in H2.

Salisbury 2020 Housing Market Review
The median price of the SFHs sold in Salisbury in 2020 increased 15.3% to $436,950. Sales were in line with the 3-year average.

Saugus 2020 Housing Market Review
The median price of the SFHs sold in Saugus in 2020 increased 9.8% to $505,000, breaking $500,000 for the first time. Sales dropped sharply to the lowest level since 2014.

Swampscott 2020 Housing Market Review
The median price of the SFHs sold in Swampscott in 2020 increased 6.8% to $630,000, breaking $600,000 for the first time. Sales declined again to the second lowest level since 2012.

Topsfield 2020 Housing Market Review
The median price of the SFHs sold in Topsfield in 2020 increased 9.5% to $650,000, regaining the ground lost in 2019 and then some. Sales were in line with the levels in recent years.

Wenham 2020 Housing Market Review
The median price of the SFHs sold in Wenham in 2020 increased 14.3% to $788,750. Sales were again higher than the average of recent years.

West Newbury 2020 Housing Market Review
The median price of the SFHs sold in West Newbury in 2020 increased 1.8% to $592,500. While the number of sales dropped sharply from 2019’s record level, they were in line with recent years other than 2019.

Marblehead Q3 Housing Market Summary
In Q3, the first full quarter of sales post the COVID-19 slowdown in March and April, the median price of the Single Family Homes (SFH) sold jumped to $846,000, more than $100,000 higher than any prior quarter. The median price in the first 9 months of the year increased 5.3% to a new record of $750,000.

Essex County Q3 Housing Market Report>
The median price of SFHs sold in the first 9 months of 2020 (YTD Q3) jumped 11.8% to $532,500, comfortable breaking through the $500,000 level for the first time. Every one of the 34 cities and towns saw a Year on Year increase. Most of the sales decline occurred in the COVID-19 impacted Q2. The median Days to Offer (DTO) was just 10 days.

The median price of Single Family Homes (SFH) sold in Q1 2020 was $692,500. This compared with $602,500 in Q1 2019 and $730,000 in Q1 2018, a clear indication of the quarterly fluctuations that can occur, especially during the winter months, when the number of sales is small.

Swampscott Q1 2020 Housing Market Summary
The median SFH in Q1 2020 was almost unchanged at $567,500 compared with $568,000 in Q1 2019.
The median price of the condos sold surged 53% to $515,000, reflecting the sale of units at Fisherman’s Watch at prices from $724,900 to $1,249,000.
