It’s 80 degrees in Florida…
In this weekend’s Wall Street Journal, Peggy Noonan wrote:
“In the past year the owners of great businesses found how much can be done remotely.
They hadn’t known that!
They hadn’t had to find out.
They don’t have to pay that killer rent for office space anymore.
People think it will all snap back when the pandemic is fully over but no, a human habit broke; a new way of operating has begun. People will come back to office life to some degree, maybe a significant one; not everything can be done remotely; people want to gather, make friends, instill a sense of mission; but it will never be what it was.
The Partnership for New York City reports 300,000 residents of high-income neighborhoods have filed change-of-address forms with the U.S. Postal Service. You know where they are going: to lower-tax and no-income-tax states.
A recent report suggested that 850 people per day will move to Florida for the next 5 years as they seek “the weather, lifestyle and tax benefits” offered by Florida.
The housing market is on fire in Southwest Florida, although I like to point out that “low” inventory in Florida is a bit like a “cold” spell: it’s all relative.
Last May I published Goodbye Boston, Hello Marblehead which contained these predictions:
– People, especially families with young children, will look to move out of Boston and to towns like Marblehead with great schools, open spaces, history – and ocean
– The demand for open floor plans will give way to the desire for separate rooms. after families get bored of listening to everybody else’s Zoom calls, online classes, etc. etc.
– The perceived negative of Marblehead that commuting into Boston is a challenge (one which residents happily overcome) will diminish as more people work remotely at least some of the time.
– Did I mention the ocean?
The median price of the Single Family Homes sold in Marblehead spiked from $678,500 in the first half of 2020 (which was down a fraction from 2019) to $839,900, driven by a combination of buyers fleeing cities and ‘Headers even more reluctant than usual to sell and leave town.
What started as a movement on health grounds has developed – and in my opinion will continue to develop – into a secular trend of people moving to more hospitable surroundings – whether for weather, lifestyle of taxes – or all three.
Just yesterday I spoke to a woman in Naples who said she and her husband were thinking of selling their house in Massachusetts and living full-time in Florida – and they are not alone.
Another consequence of this trend is that, as people decide to spend more time in Florida, to work in Florida, and perhaps to make Florida their main residence, so the demand for Single Family Homes and Villas will increase as people seek more space and more independence from their neighbours than they have in their current Condo.
While I still maintain my market research in Massachusetts and work with Dick McKinley and Matt Dolan of Team Harborside in buying and selling properties there, I have also activated my Florida license with Domain Realty, whose offices in Naples, Bonita Springs and Fort Myers generated $440 million of sales in 2020.

Only One House For Sale in Swampscott under $2 million
The shortage of inventory has been a major topic of conversation both locally and nationally for some time now, but the current situation in Swampscott is extreme.
There are just 5 Single Family Homes for sale (MLS shows 6 but one is listed as both SFH and Condo and is actually a Condo legally). Of those 5 , one is listed at $1.75 million, one at $2.8 million, one at $2.9 million, one at $3.5 million and one at $6.5 million.
Such is the supply/demand equation that when houses at lower prices – and some at higher prices – do come on the market a bidding war breaks out.
Thus, if you may be thinking of selling in the spring, you may want to consider taking advantage of the current market drought and list now, especially with mortgage rates having increased quite sharply from the recent extraordinary lows.

2020: The Top End comes Roaring Back
One of the surprise of the last 2-3 years – to me at least – has been that there has not been more activity in the top end of the market, even as activity increased at lower levels. But that changed in 2020.
Let’s look at sales by price point:
The number of sales over $1 million increased 39% from 353 to 489:
The number of sales over $2 million increased to 60 compared with the prior high of 51
Sales over $3 million doubled from 10 in 2019 to 21 in 2021, passing the prior peak of 18 in 2007:
And there was a rebound in sales over $4 million to 12, also passing the prior 2007 peak of 11.
These charts support what one would normally expect in a rising market – an increase in top-end sales. It took a COVID-inspired exodus from cities to achieve it on this occasion.

Mortgage Rates are Rising
On January 9th I published Are mortgage rates about to rise? which started with:
“Following the Georgia Senate election results, which gave control of the Senate to the Democrats, along with the House of Representatives and the White House, the yield on the 10-year Treasury Note (10T) – the most sensitive to increased Government spending – jumped from 0.93% on Monday to 1.13% on Friday, based upon the expectation that increased Government spending would lead to more borrowing which would need higher interest rates to attract investors.”
Since then the yield on 10T has climbed further, spending this week around the $1.30 level before closing yesterday at $1.34.
Why does this matter for mortgage rates? Because the rate on the 30-year Fixed Rate Mortgage (FRM) is based upon an extra yield – spread – that investors require over that available on 10T. The national average reported on Thursday ( based on rates from Monday-Wednesday) was 2.81%, up from the record low of 2.65% in January, and indications are that the rate will rise again next week.

For most of the last 15 years the spread has been in the 1.6-1.8% range. The major exceptions have occurred during times of financial stress – in the Great Recession of 2008 and in the pandemic of 2020. But when the stress diminishes, the spread returns to its normal range.
I strongly recommend the weekly Market Trends from HSH.com (click HSH.com to subscribe) for really good commentary on the economy and mortgage markets. In this week’s newsletter they write: “As the economy continues to slowly recover from pandemic-interrupted activity, the process is sure to be an uneven one. However, if there’s an accumulation of solid news in a short period, it would be sufficient to lift interest rates a little bit, expanding the distance from previous record lows. In general, that’s what happened this week, and will be the proximate cause of another bump in mortgage rates next week.
To be sure, interest rates can only rise so far at a time when millions remain out of work, the economy hasn’t yet filled in the output gap caused my pandemic-related interruptions in economic activity and the Fed remains steadfastly committed to low-rate and extraordinary monetary policies. But market-engineered interest rates can still move upward, since these rely on investor perspectives about future levels of growth, inflation and hedges against whenever the Fed may start to trim bond buys and consider raising interest rates.”
For the last year the Federal Reserve has been pouring vast amounts of cash into the monetary system, action that has both driven short-term rates down sharply and contributed to a rise in asset prices as seen in a booming stock market. In recent weeks, the market chatter has been more about when interest rates will rise rather than if. And market expectations can be self-fulfilling.
The Mortgage Bankers Association (MBA) published its forecast for mortgage rates this week. While the MBA has a track record of forecasting rising mortgage rates, it is worth noting that the latest forecasts are for the FRM to reach 3.4% by the end of 2021, 3.9% in 2020 and 4.4% in 2023.
While I applaud the bravery of anybody who attempts to make long-range forecasts, I pay little attention to them. HSH, however, has also forecast that the FRM could reach as high as 3.44% this year.
I will conclude as I usually do with this one chart, perhaps the most important one in this article. By any historical standard mortgage rates are extremely attractive. And 15-year mortgages the most attractive of all for those who can afford the higher monthly payment.

Mortgage rates rise at the fastest pace in months*
On January 9th I published Are mortgage rates about to rise?.
At that time the yield on the US Treasury 10-Year Note (10T) – the benchmark for the 30-year Fixed rate Mortgage (FRM) – had risen to 1.13%, compared with a low of under 0.6% last August.
Well, as of this morning, the yield on 10T is standing at 1.29%. The FRM as of last Thursday’s Freddie Mac survey was 2.73%, but will rise this week, possibly sharply.
My January article concluded: “A number of factors will influence the course of interest rates in the coming months, but at this point it looks as though 2.65% may represent the low point for the FRM.”
I will publish an updated review of mortgage rates this coming Saturday.

Pierre Cardin’s $400M ‘Bubble Palace’ in France Up for Sale
