Marblehead record $7 million sale
Prior to 2020 there had been just 5 MLS sales over $5 million in the history of Marblehead, and the highest price recorded was a non-MLS sale at $6.7 million in 2008.
And then there is 2020, which has seen 4 sales over $5 million, including a record sale which closed yesterday at $7,010,000.
An interesting feature of these sales is that just 1 sold for less than its list price – and that by only 1%; 2 sold at list; and this most recent sale of $7 million compared with a list price of $6.5 million.
A few years ago I recall talking to a visitor who commented that high-end property in Marblehead was very cheap compared with many other places.
It appears that this opinion is shared by buyers from “elsewhere” who are now moving to Marblehead for the reasons – in part anyway – that I outlined in my Goodbye Boston, Hello Marblehead article back in May.

And for Boston substitute any of many other cities – a recent buyer of an oceanfront property is moving from California.
