What can you buy for $10 million in Massachusetts?

That’s the question we are all asking ourselves, right? We’re done with the 2 bed condo, it’s time to make a statement. But what can you buy for $10 million in Massachusetts?

The answer is surprisingly little.

Well that is little in the way of choice, not necessarily little in the way of house, although one house in Falmouth listed at $10 million is only 3,600 sf, but does sit on 2 1/2 acres of prime oceanfront land. The listing says there is the “potential to build a main house and guest house”, so I guess that takes you beyond your $10 million budget.

In Barnstable, however, for $10 million you can buy a 10,000 sf house on over an acre with private dock, gym, elevator, theater and infinity pool. This house was built just over 10 years ago and looks to be in great condition, so it is a definite possibility for your $10 million.

You may have noticed that both these houses are on the Cape. In fact, of the 15 houses for sale in Massachusetts for $10 million or more, 6 are on the Cape, 2 on the South Shore, 5 in Boston and Weston, and just 2 on the North Shore, 1 in Ipswich and 1 in Manchester.

The most expensive listing currently available is in Dartmouth at just over $20 million.

For this you get 21,000 sf on 10 acres with 1,500 feet of water frontage and 270 degree ocean views. Not bad. And the price has recently been reduced from $25 million.

If you are trying to stick close to your $10 million budget, however,  and want to be in or near Boston then there are a couple of options to consider: the 6,500 sf 4 bed town house on Beacon Hill with the marble-floored motor court I have written about before for $10.5 million, or a little further out in Weston $11 million will get you over 20,000 sf on 3 plus acres with a 61 x 39 ft indoor pool and a replica 1950s ice cream parlor, amongst numerous other features.

On the North Shore there are also a few choices: 10,000 sf in Gloucester on 2 acres, and 2 houses in Manchester-by-the-Sea, both around 8,000 sf, for $9 and $10 million.

So if you have $10 million burning a hole in your pocket, there are a few choices from the North Shore to the Cape – I have not included Nantucket and Martha’s Vineyard – and just about time to complete the purchase before the holidays.
