Another way to show the breakdown of Marblehead Single Family sales in 2012
Here’s another way to look at SFH sales in 2012:
First, by percentage. Note that the % of sales above $750k went up from 2011 to 2012, but that below $750k there was a marked shift from the $500-749k range to below $499k.
Now let’s look at actual numbers, which perhaps make it clearer:
From 2010 to 2011 the numbers in each bracket went up by similar amounts: 7,5,5. But from 2011 to 2012, while the number in the $500-749k bracket was unchanged, there were increases of 26 under $500k and 13 over $750k.
I hope the various tables help to reconcile the MLS median price with what was actually happening in the market.

reading thru all your updates could not find the ave sales price of SFH in 2012 compared to 2011, can you get me this #?
Frank – I don’t track average sales prices as I don’t see any significance in that number. The median sales price is reported in my January 8 post, Big Papi Strikes Marblehead Housing Market Again.
