ESSEX COUNTY Q1 2026 MARKET REPORT
The median price of the SFHs sold in Essex County rose 3% in Q1 2026, while that of Condos rose a more modest 1%.
Despite the cold and snow, sales of Condos were steady with 2025 while SF sales dropped 8%. The share of Sales over List Price fell below 50% in the last 2 Quarters but was still a very healthy 41%.

Another way to look at sales is the distribution by price. The slight changes in Q1 2026 were seasonally influenced.

CONDOS
Condo sales saw a similar pattern to SF sales, with a small increase in the share of sales at lower prices.


PRICE per SQ FT (PSF) and PACE of SALES (Days to Offer Accepted – DTO)
As one would expect, the PSF has increased in line with median prices.
The pace of sales, as evidenced by DTO- Days To Offer – the number of days a property is on the market before an accepted offer is received – slowed in Q1. See earlier comments about weather.

SALE PRICE to LIST PRICE
The light blue line in the table below represents the percentage of sales that took place over List Price in each Quarter. The share dropped below 50% in the last 2 Quarters but iwas still a very healthy 41%.
