SINGLE FAMILY HOMES (SFH)
Q1 is usually a quiet quarter but 2026 was an exception, with sales apparently unhindered by the cold and snow. The median price of the SFHs sold increased 10% from 2025.
As median prices have risen, sales at lower price levels have decreased while higher-price sales have grown. The right-hand column reflects only Q1 data and may not represent the entire year.

CONDOS
Condo sales in Q1 were also a little higher in recent years, at prices ranging from under $500,000 to $1.52 million.

Swampscott has both purpose- built condos, at a wide range of prices, and conversions from older properties; this can lead to swings in the share of sales in each price range depending on what actually sells in any period.

PRICE per SQ FT (PSF) and PACE of SALES (Days to Offer Accepted – DTO)
The pace of sales also was also not affected by the weather. The small number of sales at a wide range of values means the PSF can suffer swings quarter to quarter, but the upward trend in recent years reflects higher prices.

SALE PRICE to LIST PRICE
The share of Sales over List Price has averaged 44% since 2024 and almost 4 in 10 sales were over List Price in Q1.
