SALEM Q1 2026 Market Report

SINGLE FAMILY HOMES (SFH)
Q1 is always a quiet quarter and 2026 was no exception, with sales hindered by the cold and snow. Despite that, sales were in line with Q1s in recent years, while the median price eased 3%.

As median prices have risen, sales at lower price levels have decreased while higher-price sales have grown. The right-hand column reflects only Q1 data and may not represent the entire year.

 

CONDOS

Condo sales were a little lower than in prior years, while the median price of those sold dropped 5% and was below $500,000 for the first time in 2 years.

As the share of sales over $500,000 dropped below 50% in Q1 so the median price also fell below $500,000.

Not surprisingly, condo sales – but not Single Family – took a little longer in Q1. The PSW fell in line with median prices.
