Essex County Inventory continues to improve
Inventory always starts the year at a low level, before picking up in the spring and early summer.
Single Family Homes (SFH)
While Inventory is sharply higher than in the immediate post-COVID years, it is half or less the levels of 2019.

Condos
Condo inventory has also increased over the last year, but is still below the 2019 level – but not by as much as SFH Inventory.

Mortgage rates
Mortgage rates dropped below 6% in early 2026 but have since moved up in line with the increased yield on the US 10-year Treasury. Fannie Mae’s May housing forecast locks in a 6.3 percent average 30-year rate through the end of 2026 and most of 2027, as the Iran War keeps inflation elevated and Federal Reserve rate cuts off the table.
