The median price of the 56 SFHs sold in Manchester By The Sea in 2016 increased 16% to a record of $926,000, the highest median price in Essex County by some distance. Sales dropped back from 2015’s record level.

There is a small condo market in Manchester By The Sea, with about 10 sales per annum on average in recent years, and sales in 2016 from $250,000 to almost $700,000.
