What’s available by price in Marblehead today?

Overall market statistics about the supply of properties for sale are all very well, but most buyers want to know what is available in their price range. The first chart shows what’s available by price in Marblehead today compared with a year ago, while the second chart show sales and pending sales for the first 10 months of 2015. The table shows the average Days on Market (DOM) of today’s inventory by price range.

– While the median price YTD is a little over $600,000, there have been 65 sales or pending sales under $500,000. It always seems to surprise people to learn how many houses actually sell in Marblehead each year at “affordable” prices.
– There has been a sharp drop in inventory in the $5-600,000 range and a sharp jump in the $750,000 – $1 million range
– Well-priced houses are selling, in some cases quickly.
– While many people focus on new listings, the average DOM today across all prices is 120 days, suggesting that buyers would do well to look at “old” listings as well as new ones.
