May Housing Inventory shows sharp Jump
Inventory always starts the year at a low level, before picking up in the spring and early summer. There has, however, been a very sharp jump in inventory in the last month.
Single Family Homes (SFH)
May 2024 was the first month t0 show a year-over-year increase for some time. That trend has continued and was supercharged as of May 1. It will be interesting to see how inventory builds over the next 2-3 months; there has not been a reduction in sales YTD.

Condos
Condo inventory has increased sharply in the last month, reaching withing striking distance of the highest level in the last 5 years.

Mortgage rates
Mortgage rates have stayed withing a narrow range for most of 2025:

November Inventory, Sale Prices to List Prices, and Mortgage Rates
This article covers monthly inventory levels since 2020; the ratio of Sales Prices to List Prices; and mortgage rates.
The inventory of Single Family Homes (SFH) has increased sharply since May , taking the level to its highest since 2020:

July Housing Inventory and H1 Sales to List Price
The inventory of Single Family Homes (SFH) has increased sharply since April , taking the level to its highest in 4 years:

On the other hand, while Condo Inventory has also increased significantly since April, the July level is little more than half the July 2020 number. (more…)

Overall in Essex County, while Inventory has been reasonably consistent in the last 3 years, it is running at less than half the 2020 levels for both Single Family Homes and Condos.
