A quiet week for new listings ahead of Columbus Day. Also, with the return of Tom Brady, note that the vast majority of Open Houses tomorrow will take place between 11:00 and 1:00 or 1:30. Marblehead’s cheapest Oceanfront property
There are currently 8 Oceanfront properties for sale in Marblehead at prices ranging from just under $3 million to just under $6 million. The cheapest in both list price and price per square foot is 11 Crown Way.
There have been 7 Oceanfront sales in 2016 and, excluding one sale which was based on land value rather than the existing house, the average price per sq.ft. was $667 and the median $677.
Note that the price per sq.ft. for 11 Crown Way does not include the 2,400 sq.ft. carriage house.

Housing Inventory down 20%
Housing inventory is down just over 20% from last year in the whole of Essex County and is down by a quarter since 2014. The drop from 2014 to 2015 was quite modest, but has been sharp over the last year. Just 3 of Essex County’s 34 cities and towns show an increase in supply from last year, with 31 showing declines, in many cases substantial ones.
As sales for September are updated in MLS over the next few days I will publish an article showing the inventory in terms of months of supply based upon sales for the last 3 and last 12 months.

Boston luxury condo boom continues
A recent report on boston.com’s real estate page , quoting statistics from Otis & Ahearn, shows that sales of higher-priced condos in Boston have continued to boom in 2016.
Year-to-date sales of condos priced at $2,000 per sf or more have reached 42 compared with 7 at this time in 2015 and 20 for the whole of 2015.
The same trend can be seen in “lower-priced” condos: YTD sales of condos priced at $1,000 per sf and above have reached 826, more than double the 377 at this time last year. (more…)

Finally, a private island for sale
From time to time I have commented that while the Sotheby’s International Realty website lists a variety of categories of properties for sale, I have been disappointed that there have not been any private islands (or haciendas for that matter) for sale here on the North Shore.

Jimmy Garoppolo 3 Open House 1
Last Sunday saw the Patriots’ home opener and the question on the minds of real estate agents was what impact the 1 pm kick off game would have on attendance at Open Houses. My experience was that I saw all three of Garoppolo’s TDs and had one group come to see the house. Another agent reported zero attendance for the first time in her career.
