July Housing Inventory and H1 Sales to List Price
The inventory of Single Family Homes (SFH) has increased sharply since April , taking the level to its highest in 4 years:
On the other hand, while Condo Inventory has also increased significantly since April, the July level is little more than half the July 2020 number. (more…)
Beverly 2018 Housing Market By The Numbers

Single Family Homes (SFH)
After increasing by almost 25% over the three previous year, the median price of the SFHs sold in 2018 was virtually unchanged from 2017. Of note was the consistency of pricing throughout the year. Sales continued to decline from the 2016 peak.
Condos
The median price of condos sold in recent years has been distorted by the 65 sales at Elliott Landing, with a median price over $500,000, between Q4 2016 and Q3 2017. Since then the median price has mostly been in the $280,000-290,000 range.

Swampscott 2018 Housing Market By The Numbers

Single Family Homes (SFH)
The median price of the SFHs sold in Swampscott in 2018 increased 10.5% to a new record of $587,250. Sales recovered, but only to the 2016 level.
Condos
The median price was influenced by the sale of 16 units in the new Avery development. Excluding those, the median price was $329,950, which was still a 12% increase. Sales were a new record, helped by the 16 at Avery.

Single Family Homes (SFH)
The median price of the SFHs sold in 2018 increased 3.7% to a new record $689,500. Reflecting the shortage of supply, sales declined again to the lowest level since 2011.
Condos
The main feature of the condo market in 2018 was that two-thirds of the condos sold at or above list price.
NB. The numbers for Condos were updated on January 22 to remove an incorrect listing in MLS. The change was minor.

Which town has the highest median property price?
It probably comes as no surprise that the highest median home price in 2016 in Essex County was in Manchester By The Sea, but there was a big gap until the next highest. Again demonstrating the power of larger numbers (read Essex County town by town prices) 22 of the 34 cities and towns enjoyed a median price above the median for the County, while all but 6 exceeded the State median price. And while Marblehead was edged out of the silver medal spot by Lynnfield it did boast the most Million Dollar Sales: (more…)
Gloucester 2016 Housing Market By The Numbers

The median prices of a SFH sold in Gloucester in 2016 increased by 2.6% to $400,000, almost back to the 2006 peak of $402,500. Prices have increased steadily, but modestly, over the last few years. Sales have also been on an upward trend and reached a new peak in 2016: (more…)

Town of Essex 2016 Housing Market By The Numbers

While sales in the town of Essex set a new record in 2016, the third year that they exceeded 40 units, the overall number was still quite small.
In a market with a small number of sales and a wide range in types of property – from seasonal summer cottages to waterfront farms – the median price can fluctuate quite widely depending upon the mix of sales in any year. For example, sales over $500,000 jumped from 7 in 2003 to 22 in 2005 before dropping to just 4 and 6 in 2009 and 2010.; and the number dropped again in 2016 to 19 from 24 in 2015. Overall, the median price has fluctuated around the $500,000 mark in recent years. (more…)
Georgetown 2016 Housing Market By The Numbers

The median price of a SFH sold in Georgetown in 2016 was $389,000. a decline of 5% from the 2015 level, but overall prices have been stable for the last several years. The peak level in 2004 reflected a number of new developments of more expensive homes.
Sales have also been quite stable, albeit at a somewhat lower level than the 2004 peak. (more…)
North Andover 2016 Housing market By The Numbers
The median price of a Single Family Home (SFH) sold in North Andover in 2016 was very little changed from 2015 and remained 8% below the 2005 peak. The median price of a condo was much in line with the last few years and remains well below the 2006 peak, the year that saw a large number of sales at Oakridge Village.
Sales of both SFHs and Condos remain well below their earlier peaks. (more…)
Housing inventory: what is available in your town?
This article, the third in a series after Demand up, supply down and Inventory by price, looks at the current supply of Single Family Homes (SFH) and Condos in each of Essex County’s 34 cities and towns and compares it with the numbers for the last two years. Bear in mind that in February 2015 we were in the midst of the polar vortex winter of record cold, while both 2016 and 2017 (at least so far) have been quite mild. (more…)
Rockport 2016 Housing market By The Numbers
The median price of a Single Family Home (SFH) sold in Rockport in 2016 declined 9%, reflecting more sales at lower prices: 55% of sales in 2016 were below $500,000 compared with only 45% in 2015. The median price of a condo set a new record high, as 65% of the small number of sales occurred above $300,000, compared with only 45% in 2015. (more…)

The median price of Single Family Home (SFH) in Danvers in 2016 rose 5% to a new record high pf $429,900, surpassing the prior 2006 peak of $413,500. The median price of a condo declined 5% and remains below the 2014 peak. Sales of SFHs were down slightly from the 2015 peak, while condo sales were well below the 2014 peak. (more…)
Boxford 2016 Housing market By The Numbers
While the median price of a Single Family Home (SFH) in Boxford in 2016 increased 7%, it remains below the levels of 2004 and 2005. Sales, however, jumped to a new high. There is no condo market in Boxford. (more…)
